IHQ Housing Contract Approved

The District of Columbia City Council has officially approved Phi Beta Sigma Fraternity, Inc.’s Rent Supplement Housing Contract, clearing the final legislative hurdle for the Fraternity's real estate development project. This approval marks a major milestone in the fraternity’s long-standing commitment to community service and social impact. The proposed development reflects Phi Beta Sigma’s deep understanding of the growing need for affordable housing solutions for D.C. families and senior citizens. The project will take place at the site that has been home to the fraternity’s International Headquarters since 1975, strengthening its historic ties to the local community and its mission of service.

The IHQ Project, developed in partnership with Legacy Real Estate Development, LLC—led by CEO Bro. Donahue Peebles III—features the construction of a five-story building at 145 Kennedy Street, Washington, DC 20011. The development will include 35 affordable apartments and 6,000 square feet of premium office space that will serve as the new Corporate Headquarters for Phi Beta Sigma. Through this project, Sigma aims to strengthen its role as a positive neighbor in Manor Park by transforming the office space it has occupied since 1975 into a source of affordable housing for the community.

For 111 years, Phi Beta Sigma has lived by its guiding motto, “Culture for Service and Service for Humanity.” This latest initiative continues that legacy by expanding the fraternity’s direct investment in underserved neighborhoods and helping to create greater housing stability for District residents. Through this effort, Phi Beta Sigma not only upholds but also continues to ACHIEVE THE VISION OF OUR FOUNDERS – ensuring that its presence in the nation’s capital continues to uplift, empower, and provide tangible resources to those in need.
